For a limited period, London agents Primeview Estates are offering a 7%+VAT fee for property management to all new landlords who register with them with exiting Tenants. The aim of the scheme is to introduce property management to landlords who previously would not have considered the service.

"We want to prove to clients how useful our property management service is," explains Ummar Dad, Office manager. "We're confident that, once they realize how good we are at it, they'll be more than happy to pay our usual 10% management fee. This isn't the move of a deranged estate agent, it's the move of an agent targeting increased market share."

Property management is often viewed as a luxury, eating into any profits a landlord makes, but not having the management side properly looked after can often prove a false economy. Most landlords who operate without a management service, for example, do not have proper inventories taken when tenants move in and out of their property. This can have serious consequences if a landlord needs to take a tenant to court and there isn't the correct documentation to prove the condition of the property.

"Property management isn't just about taking calls from tenants. It's about being there when the washing machine is delivered, getting things fixed while the landlord is away and keeping the tenants happy, and therefore making them stay with the landlord for longer", adds Ummar Dad, who believes that the future of buy-to-let will see all rental properties being managed.
